Steve has more than two decades of hands on experience in the corporate real estate realm. This includes acquiring, developing, leasing, selling and financing real property across a range of asset types such as office buildings, shopping centers, multi-family housing, commercial and residential land, and condominium developments. In his 20 years specializing in turnarounds and workouts, Steve has personally restructured more than $3 billion in real estate leases and corporate debt. He has helped restructure many public and private entities in Chapter 11 reorganizations, particularly in the real estate, retail, and restaurant industries. Additionally, Steve has successfully negotiated more than $1.5 billion in loan modifications and guaranty settlements for over 40 financial institutions nationwide.

As president and CEO of the Cook Company, which developed one of the largest master plan office communities in Northern California, Steve engineered the turnaround of the company’s $120 million real estate portfolio by negotiating and selling finished lots to office developers, building and leasing office buildings, and selling buildings to institutional investors. Prior to that, he led the successful turnaround of Princeton Real Estate Group, an $80 million neighborhood shopping center development company that owned shopping centers and apartments in the Pacific Northwest along the West Coast.

Prior to turning around Princeton Real Estate Group, Steve was president of the real estate investment and development company Triton National, where he was in charge of property acquisitions, development, financing and sales for a $400 million real estate portfolio including office buildings, apartment and condominium conversions, as well as some developments on the water at Lake Tahoe. He also was president of and in charge of investment acquisitions for two real estate joint ventures exceeding $50 million, one with Crocker Bank and one with American Savings, which at the time was the largest savings and loan association.
